Cooling Tower

Purpose: Typically sit on the roof and contain both the compressor for cooling and the air handler used to distribute the air in a package unit.

Maintenance Inspection Guidelines:
  1. Check fan belt, furnish and install as needed.
  2. Check air filters, furnish and install as needed.
  3. Lubricate blower and motor bearings as needed.
  4. Check condensate pan, clean condensate line or purge as needed.
  5. Check operation of controls.
  6. Check condenser coil and take temperature readings across the coil as needed.
  7. Check evaporator coil and take temperature readings across the coil as needed.
  8. Check refrigerant charge as needed.
  9. Check thermostat operation as needed.
  10. Check amperage of motors and compressor.
  11. Check all condensate pumps for proper operations.
  12. Leave machine room and work area clean.

Cooling Tower Pump

Purpose: Circulates water from the chiller to the water tower, where the water tower cools the water to be reused.

Annual inspections includes the following:

  1. Lubricate pump bearings per manufacturer’s recommendations.
  2. Lubricate motor bearings per manufacturer’s recommendations.
  3. Check motor mounts and vibration pads.
  4. Visually check pump alignment and coupling.
  5. Check motor operating conditions.
  6. Inspect electrical connections and contactors.
  7. Check and clean strainers and check hand valves.
  8. Check alignment on pump as needed
  9. Operate pumps and check efficiency.
  10. Report system deficiencies with recommended corrections.

Monthly inspections includes the followings:

  1. Lubricate pump bearings per manufacturer’s recommendations.
  2. Lubricate motor bearings per manufacturer’s recommendations.
  3. Check packing or mechanical seal and adjust as needed.
  4. Report system deficiencies with recommended corrections.

Air Cooled Package Unit

Purpose: this unit contains all components (cooling unit & air handler) necessary to create cool air. Similar to a Rooftop Package Unit, except instead of being air cooled, it is air cooled

Maintenance and Inspection Guidelines

  2. Check air filters, furnish and install as needed.
  3. Lubricate blower and motor bearings as needed.
  4. Check condensate pan, clean condensate line or purge as needed.
  5. Check operation of controls.

  7. Check evaporator coil and take temperature readings across the coil as needed.
  8. Check refrigerant charge as needed.

  12. Dispose of dirty filters
  13. Leave machine room and work area clean.

Air Cooled Chiller

Purpose: similar to the water cooled chiller except that instead of receiving cool water from a water tower, it has an air cooled condenser built in, that cools the refrigerant used to cool water that is pumped into the air handler.

Maintenance

Annual inspections includes the following:

  1. Record pertinent system temperatures, pressures and electrical readings necessary to determine the existing operating conditions of the system.
  2. Provide a thorough inspection of the oil separator and its components.
  3. Change oil on separator as per specifications.
  4. Check condition of starter contracts for wear, pitting, etc.
  5. Check and calibrate safety controls.
    • Meg compressor motor to test integrity of winding insulation
    • Record readings.
    • Solid state overload.
  6. Check and report starter terminals and check contacts for water.
  7. Check and calibrate overloads.
  8. Tighten motor terminals an clean oil strainer, replace filter and gasket where required.
  9. Take oil samples and have them analyzed for acid, moisture, wear, and metal content.
  10. Replace oil as per manufacturer’s recommendation.
  11. Report any uncorrected deficiencies noted.
  12. Clean of condenser tubes.

Monthly inspections includes the following:

  1. Adjust operating controls as required.
  2. Record pertinent system temperatures, pressures and electrical readings necessary to determine the existing operation conditions of the system.
  3. Check operation of lubrication system including oil pump and oil pressure regulator.
  4. Check operation of motor and starter.
  5. Report any uncorrected deficiencies noted.

Purpose: receives cool water to make cold air that is distributed into the different zones by the Variable Air Volume system.

VAV

VAV/Controls

Purpose: Receives the signal from the thermostat and maintains the temperature in individual zones, by opening and closing dampers to allow or stop cold air flowing through.

VAV Thermostat

Purpose: used to set desired temperature. Has a thermometer and when it reaches a certain temperature it sends a signal to the VAV/Control to open or close the dampers.

Ductwork

Purpose: It is a metal or fiberglass duct system used to deliver cool air through the building
